How much does gutter cleaning cost?

Size and shape of the roofline set the baseline. A simple rectangular bungalow has far less guttering than a detached house with bays, dormers and an extension, and the quote follows the metres of gutter rather than the number of bedrooms.

Height is the next factor, and it is where prices step rather than climb smoothly. Ground-level pole systems reach most two-storey homes comfortably. Go higher, or add a conservatory roof that blocks access, and the job may need a tower or scaffold — which changes the cost bracket entirely.

How blocked they are matters too. Annual maintenance is quick. Ten years of compacted silt, moss and seedlings is slow work, and some cleaners quote a higher first-clean price then a lower recurring one.

Access around the property is the quiet one. Locked side gates, tight passages, conservatories and planted borders all slow the job down and show up in the price.

Most gutter cleaning is now done from the ground with a carbon-fibre vacuum pole and a camera on the end, and it is worth understanding why that is better for you.

It is safer, which matters more than it sounds — falls from height are a serious risk in this trade, and a contractor working safely is one who is properly insured and still trading next year. It is also faster, so it costs less. And the camera means you can be shown what was in your gutters and what they look like afterwards.

Ladder work still has its place: for repairs, for gutters a pole cannot reach past an obstruction, and for checking joints properly. What you should be wary of is anyone working at height from a ladder alone with no footing and no evidence of insurance.

Ask for before-and-after camera footage. Reputable firms offer it as standard, and it is the only practical way to verify that work at roof level actually happened.

Blocked gutters overflow, and the water goes somewhere. Usually that is down the external wall, where it saturates the brickwork and eventually shows up inside as damp on the upper-floor walls. Fixing penetrating damp costs vastly more than clearing a gutter.

Standing water also rots timber fascias and soffits, and in winter it freezes, expanding and forcing joints apart. A cracked joint drips onto the same spot until someone notices.

Overflowing gutters can also dump water at the base of the wall, which over time affects the ground around the foundations and keeps the wall permanently wet.

Most homes need this once a year. Once every two years is often enough if there are no trees nearby; twice a year is sensible if you are under heavy tree cover, particularly after leaf fall.

A proper job means all gutters cleared, not just the front. Downpipes checked for flow — a clear gutter feeding a blocked downpipe still overflows. Debris taken away rather than left in a heap by the back door. And a quick look at the condition of joints and brackets while they are up there.

Ask whether minor repairs are included or extra. Re-seating a slipped bracket or re-sealing a joint takes minutes while someone is already set up, and paying £50–£150 for a return visit later is avoidable.

If you are being quoted for fascia and soffit cleaning as well, that is a genuine add-on rather than part of the job — it makes a visible difference to the front of a house but does nothing for drainage.

Do it regularly. An annual clean is quick and cheap; a decade of neglect is a bigger job and may have caused damage that costs far more to put right.

Book with neighbours. Gutter cleaners price in travel and setup, and doing three houses in one street is efficient enough that most will discount all three.

Clear access first. Unlock the side gate, move bins and garden furniture, and cut back anything blocking the walls.

Time it after leaf fall. Cleaning in October means clearing the leaves that have just come down rather than paying again in December.
