Typical cost per house
£60 – £250
Fascia and soffit cleaning in the UK typically costs £60–£250, depending on the size of the house and how much of the roofline there is. Most people have it done alongside gutter clearing, which usually works out cheaper than booking the two separately. Conservatory roofs and window frames can often be added on at the same visit.

How much to clean fascias and soffits
Fascias are the boards running along the edge of the roof that the gutters are fixed to. Soffits are the boards underneath, facing the ground. On most UK homes since the 1990s they are white uPVC, and over time they go green or grey with algae, dirt and traffic grime.
Cleaning them usually costs £60–£120 for a terraced house or small bungalow, £80–£160 for a semi and £120–£250 for a detached house. Three-storey houses, long bungalows with a lot of roofline, and dormers or bay roofs all sit towards the top of those ranges.
Some cleaners price by the metre of roofline instead, typically £3–£8 per metre depending on height and condition.
Gutter, soffit and fascia cleaning prices
Most people book fascia and soffit cleaning together with gutter clearing, as the same equipment and access is needed for both. A combined job usually costs £120–£300 depending on house size.
A full roofline package normally includes clearing the inside of the gutters, checking the downpipes flow, washing the fascias and soffits, and cleaning the outside faces of the gutters. Whitening the gutter outsides, which tend to streak black, is sometimes included and sometimes charged as a £30–£80 extra.
Booking the lot in one visit is almost always cheaper than separate visits, as the travel and setting up is shared.
How uPVC fascias and soffits are cleaned
Most roofline cleaners now use water-fed poles from the ground, with brushes on the end and purified or soapy water fed through the pole. This avoids ladders on most two-storey houses and is safer and quicker.
For heavier staining, a uPVC-safe cleaning solution is applied first and agitated with a brush, then rinsed off. Some cleaners use steam or soft washing for very dirty boards.
High-pressure washing is generally not a good idea on uPVC rooflines. It can force water behind the boards and into the roof space, and can strip the surface finish on older plastics. Abrasive pads and solvent cleaners can also damage the finish, leaving it more prone to staining.
Timber fascias that are painted are a different job. If the paint is flaking, cleaning will not fix it, and the boards may need preparing and repainting or replacing.
What affects the price?
Size and height of the house. A three-storey house takes longer and may need taller poles or a platform.
Length of roofline. Bungalows with deep overhangs and houses with extensions, porches and bays have more boards to clean than their size suggests.
Condition. Boards that have not been cleaned for years, or have black mould and heavy algae, take more time and product.
Access. Conservatories, extensions, steep banks or tight passages to the back garden can slow things down.
What else is included. Gutter clearing, conservatory roof and windows all add to the price but are cheaper as add-ons than separate bookings.
Conservatory roofs as an add-on
If you have a conservatory, cleaning its roof at the same visit usually costs £60–£150 extra, depending on size and whether it is polycarbonate or glass.
Conservatory roofs should never be walked on or leant ladders against. Cleaners use water-fed poles from the ground or from a ladder positioned against the house wall, and soft brushes to avoid scratching polycarbonate.
The gutters on conservatories also fill with leaves and are worth clearing at the same time.
Work out your own price
1. Work out your house type: terraced, semi or detached, and how many storeys. 2. Pick a starting figure from the table above. 3. Add gutter clearing if needed, then any add-ons.
Example: a two-storey semi with gutters that need clearing and a conservatory. Fascias and soffits with gutter clearing £120–£200. Conservatory roof £60–£120. Total roughly £180–£320 for the visit.
Take a little off if the boards were last cleaned within a couple of years. Add a bit if the roofline is badly stained or there is a lot of it.

How to keep the cost down
Combine jobs. Gutters, fascias, soffits, conservatory and windows in one visit is far cheaper than separate bookings.
Clean regularly. A light clean every year or two takes much less time than a heavy one every five or six years.
Ask neighbours. Some cleaners give a discount for several houses on the same street on the same day.
Book outside autumn. Gutter clearing is busiest after leaf fall, so late spring and summer can be quieter and easier to book.
